What causes concrete deterioration?

Concrete deterioration in commercial buildings results from a combination of environmental, chemical, and physical factors that gradually compromise the material’s durability and performance. In New England, structures are particularly vulnerable to freeze-thaw cycles, which occur when water enters cracks or pores in the concrete, freezes, and expands. This repeated freeze-thaw action can cause scaling, spalling, and delamination at the concrete surface or within structural elements.

Chlorides from deicing salts (frequently used in parking garages, plaza decks, and building exteriors exposed to winter conditions) further accelerate deterioration. Chlorides penetrate concrete and cause corrosion of reinforcing steel. As steel corrodes, it expands, leading to cracking and further weakening the concrete matrix, potentially exposing more steel and escalating the damage.

Moisture intrusion is a primary driver of deterioration. Poor waterproofing, inadequate drainage, or worn-out sealants can allow water to reach the reinforcing steel, initiate corrosion, or deteriorate the concrete through cycles of wetting and drying. Persistent exposure to water can also result from failed expansion joints or insufficient protective coatings.

Chemical attacks, especially from acidic rain, sulfates, or industrial pollutants, can erode the concrete’s binder and weaken its structural properties. In commercial and institutional settings, concrete may be exposed to mechanical abrasion from vehicles, heavy equipment, or foot traffic, leading to surface wear and microcracking over time.

Design and installation factors play a significant role. Inadequate mix design, improper placement, insufficient cover over reinforcement, or poor curing practices can create long-term vulnerabilities. Even with good construction, neglecting routine maintenance or missing the early signs of distress—like rust staining, efflorescence, cracks, or spalled areas—can allow minor issues to develop into significant structural concerns.
