What causes EIFS system failure?

Exterior Insulation and Finish Systems (EIFS) are popular for commercial facades due to their energy efficiency and visual versatility, but system failures can lead to serious asset, structural, and moisture problems if not properly managed. The most common cause of EIFS failure is uncontrolled water intrusion. When water penetrates behind the EIFS and cannot drain or evaporate, it can become trapped, leading to hidden deterioration of wall sheathing, framing, or insulation. Improper installation is another frequent contributor. EIFS requires strict adherence to manufacturer-approved details, including correct substrate preparation, installation of weather barriers, integration of drainage planes (in drainage-type EIFS systems), and high-quality sealants at all transitions. Deviating from these practices—either to save costs or due to lack of experience—increases the risk that water will bypass the system’s defenses, especially during New England’s severe freeze-thaw conditions. Moisture that enters and freezes behind EIFS can expand, stressing the system, and causing expansion cracks, delamination, or finish coat failures.

Lack of preventative maintenance compounds these risks. All sealant and expansion joints, terminations, flashings, and wall penetrations should be regularly inspected and maintained to account for age-related wear, movement, and seasonal weathering. In commercial and institutional buildings, deferred maintenance often increases lifecycle costs and raises the risk of more extensive repairs down the line.

Physical impacts, such as those from wind-borne debris, vandalism, or maintenance equipment, can also damage EIFS. Even small punctures or cracks can provide pathways for moisture, which then undermine both insulation value and structural integrity.

To prevent EIFS system failure, it is crucial to prioritize high-quality installation by trained professionals, ensure ongoing inspection and timely maintenance, and plan for prompt repair of any identified deficiencies.
